After accepted offer, timing risk starts immediately. The first 24 hours are operational, not emotional.
First 24 Hours Checklist
- Confirm deposit amount, method, recipient, and deadline in writing.
- Deliver deposit (draft/certified cheque/wire) before the deadline.
- Save proof of payment and delivery confirmation.
- Send APS + deposit proof to lender or broker and lawyer.
- Book inspection immediately if condition applies.

Condition Deadline Checklist
- Inspection date secured.
- Financing package submitted.
- Appraisal status tracked with lender.
- Condition-removal deadline reminder set 48h early.

- 5 to 1 years before buying: define neighbourhoods, school and commute constraints, and realistic affordability.
- Pre-buy professional planning: realtor, lender or broker, lawyer, inspector, insurance.

- Closing day: funds, title registration, key release timing.
